Electrical Tests will become Compulsory - This should have happened years ago!

As an ever growing concern and frankly one which should have been introduced years ago, the Government are now finally going to introduce compulsory checks every five years on electrical installations in private rented properties.
According to the Ministry of Housing, Communities & Local Government this introduction will be phased in over a two year period.
In the first year, all new tenancies will be affected, and in the second year all existing tenancies will come within the remit.
There are currently still no timings for this introduction so yet again we sit and wait with anticipation.
We do know that those properties with a valid electrical installation condition report (EICR) will not need to replace it until five years after its date of issue.
ARLA (Association of Residential Letting Agents) are pushing for this timeline to be issued asap. They have stated “The Government must ensure that there is sufficient time for practical implementation to take place. There will be a limited number of practitioners qualified to complete the checks.
“The rules need to be easy to understand and comply with, for both property professionals and their tenants.
“Letting agents are dealing with unprecedented levels of change over the coming months and the pressure on the private rented sector to deliver against all of the requirements should not be underestimated.”
DATON Electrical Services have spoken to a few letting agents locally about this proposed change and they are generally showing support but of course their concern is the practicality of timeframes being implemented. One agent we spoke to said “In all honesty, over the years we have witnessed a number of house fires in rental accommodation and they have all been caused from electrical faults – this should have been made mandatory years ago”.
